Hornby LTC refers Ford’s Cove parking application to ALC

The Hornby Island Local Trust Committee asked staff to forward application HO-ALR-2018.3 to the Agricultural Land Commission for consideration of a proposed non-farm parking use at Ford’s Cove Marina. The application concerns additional parking that could support a potential increase in retail space or restaurant capacity, and the proposed use is not permitted by the Hornby Island Land Use Bylaw. The minutes say the additional parking would only be necessary if the restaurant had seating for more than 28 people at one time. Trustees discussed traffic concerns and whether neighbours had been consulted. [1]
The applicant said the proposed renovation and expansion would include a restaurant being considered to make year-around services available to the community, and that there was no available land outside the Agricultural Land Reserve for the required parking. [1]
The committee’s comments to the Agricultural Land Commission said the lot had marginal potential for farming because of its small size, configuration and permitted residential use. They also referred to safety concerns expressed by the Hornby Island Fire Chief about congestion at Ford’s Cove and said there were limited alternative options for parking. [1]
The committee said that if the Agricultural Land Commission permits the proposed non-farm use, it will consider an application to enable parking. [1]
