Hornby LTC approves Co-op variance and development permits
The approvals allow specified setback reductions and set conditions for the proposed development, subject to transportation permits.

The Hornby Island Local Trust Committee approved a development variance permit and a development permit for the Hornby Island Co-op Association at a special meeting on March 20, 2018. Both approvals were subject to obtaining any necessary setback and encroachment permits from the Ministry of Transportation and Infrastructure. [1]
The variance reduces the front lot line setback from 6.0 metres to 1.0 metre for two proposed buildings adjacent to Shields Road, and to 0.0 metres for other buildings and structures shown on the proposed site plan. It also reduces the exterior side lot line setback from 6.0 metres to 0.0 metres for all buildings and structures shown on the plan. [1]
The development permit prohibits neon or internally lit signs and requires off-street automobile parking, screening and unobtrusive placement. It also sets conditions for vegetation, lighting, building materials, business clustering, washrooms and universal access. [1]
A member of the Co-op Board of Directors said the Co-op was working to become compliant, while the minutes record that the Siting and Use process was discussed and that trustees would relay the applicant’s desire to commence work as soon as possible to staff. [1]
Trustee Tony Law expressed appreciation for the work by Islands Trust staff and Local Trust Committee members. Jim Garton, President of the Co-op, thanked the committee and staff and said the Co-op was considering other future changes, respected land-use requirements and looked forward to working with the committee.
