Hornby committee advances green-roof covenant change

The committee directed staff to prepare a covenant amendment removing the green-roof requirement for accommodation buildings, with comparable green-roof area on a commercial building.

The proposed change would remove the covenant requirement for green roofs on accommodation buildings at the Hornby Island Resort, while requiring a comparable area of green roof on a commercial building; staff will bring the draft back for the committee’s review and signature.[1]

The committee’s motion followed a request to alter the covenant, which was put in place when the property was rezoned; the minutes say the new home warranty insurer would not insure two-storey wood-frame buildings with green roofs.[1]

A representative for the proponent told the committee the proposal was to put green roof on the flat portion of the commercial building, saying it would cover almost the same area as the residential roofs.[2]

The committee carried the motion directing staff to work with the owner’s legal counsel to remove section 2 of the covenant, include required plantings as a term, and return a draft for final review and signature, subject to a comparable area of green roof on a commercial building.[1]
